Dana House and Surf Lodge hotels Approved for Development in Dana Point Harbor RenovationBy ERIKA I. RITCHIE | eritchie@scng.com | Orange County RegisterThe final piece to the planned $550 million overhaul of the Dana Point Harbor is about in place, with the California Coastal Commission giving its OK for the construction of two new hotels in the 53-year-old harbor.To be located along the harbor’s promenade, the Dana House will be a boutique-style hotel and the Surf Lodge a more affordably priced option geared toward watermen, said developer Bob Olson, president of Newport Beach-based RD Olson Development.Olson has been working with the California Coastal Commission for four years to get the necessary permits to develop the two new hotels that will replace the 167-room Dana Point Marina Inn that, if all goes as expected, could be demolished next June.“We’re thrilled to move ahead; we have all our permits now for the commercial core,‘ Olson said, adding that work on a three-level parking structure is moving forward.“It will be a year before we can start construction and two years to build the hotels,” he said, adding a few last permits are being finalized.Olson is one of three developers who make up the Dana Point Harbor Partners, which won a 66-year lease in 2018 from the OC Board of Supervisors to renovate the harbor, including with a new 120,000-square-foot commercial core that will house shops, restaurants and public gathering spaces and an expansive boardwalk connecting Doheny State Beach to Baby Beach.“The new hotels will provide affordable options for my customers, many of who travel long distances to go on fishing and whale-watching trips,” Kalez said, adding connecting the commercial core to hotels is something “we’ve lacked for 53 years.”Olson described the Dana House, which will have three levels and a rooftop deck, as similar to the Lido House in Newport Beach.“It will be an updated version, but with more of a beach-house style,” he said. “The interiors will be timeless and feel modern with white wood paneling and white wood beams. It will be a beach house boutique hotel with a Nantucket flair.”The 130-room hotel will have a rooftop lounge and restaurant with “beautiful water views,” he said.Four townhouse-style, two-story units will accommodate families or larger groups. Each will have its own outdoor space with barbecues, TVs and fire pits. Olson said he expects room rates to range from $300 to $500 per night.The Surf Lodge, where overnight stays will start at $125 and go up to $250, will also have a rooftop lounge and a big yard with space to store surfboards, paddleboards and other smaller watercraft, Olson said. “It will really be for the active traveler,” he said.Olson said he is excited to start and said the two hotels are already taking shape “in my mind.”“Now, it’s just putting it together,” he said.“Our community will love these hotels,” he added. “These will be the crown jewels of lodging in Dana Point.”

Much-awaited landside construction to start in Dana Point HarborThe grading permits are issued and construction equipment is ready to roll on a three-level parking structure marking the first phase of the much anticipated landside renovation of the Dana Point Harbor.Dana Point Harbor Partnerswon a 66-year lease in 2018 from the OC Board of Supervisors to renovate the 53-year-old county harbor, including the 120,000-square-foot area of the harbor that will house shops, restaurants, public gathering spaces and an expansive boardwalk connecting Doheny State Beach to Baby Beach.“This is a milestone,” Bryon Ward, president of Burnham Ward Properties and the development partner heading up the commercial core overhaul, said of Wednesday’s ceremonial groundbreaking at the site where the parking structure will go. The event included community, county and city leaders and harbor merchants, and the development partners presented the timeline guiding the harbor project forward, which is projected to take five to six more years.Work on the new2,265-slip marina is already underway,with 772 completed. There will also be additional guest boat slips, which aren’t included in the count. Joe Ueberroth, of Bellwether Financial Group, is handling those renovations.Bob Olson, of R.D. Olson, rounds out the development partnership and is working on entitlements through the California Coastal Commission for two new hotels.The parking structure will be built on the left side of Golden Lantern at the entrance of Dana Point Harbor. It will be three levels, but won’t obscure a view of the new buildings or the water, the developer said.The structure will also have boater services, including restrooms, showers, changing rooms, e-charging stations and dedicated parking for people going sportfishing and whale watching and those transiting on the Catalina Express. There will be 984 stalls, including 98 dedicated boater spaces.“It’s not going to look like a big concrete structure,” Ward said, adding that there will be valet services and a gangway where boaters can wheel their gear down to the dock and launch pads. Mature trees will be planted to line the extension of Golden Lantern.The construction of the structure, landscaping, and hardscapes, including the new harbor boardwalk that will be doubled in width and surrounded by a greenbelt, should be done in a year to 14 months, which completes the first two phases of the project plans, Ward said. From there, Ward said he will begin work on the new buildings near the waterfront as Phase 3 and then turn his attention to Dana Wharf.

Olson Development. CBRE's Trent Thoms and Alexander Kidani are marketing the project.A concrete tilt-up commercial and industrial property, the development will feature an interior clear height of 32 feet, 15 "dock high" loading docks, six "grade level" loading docks and drive-through doors; flexible office build-out potential; heavy building power; ESFR, or early suppression fast response, sprinklers; large solar potential; a private water and sewer system and "high visibility" building signage, among other features, according to materials provided by CBRE."The project is the only one of its kind and is being developed in a prime location on a 6.31-acre land site adjacent to the Kahului Airport and Costco with easy access to the Kahului Harbor," Kidani said in an email to Pacific Business News. "The lack of sizable industrial/logistics space on Maui has made the island a high-barrier-to-entry market with a historically and critically low vacancy rate of 1%. These fundamentals make the project an ideal option for local and national companies seeking to expand, relocate or consolidate, and will provide the island with another opportunity and for future job growth."For lease are spaces 6,800 square feet up to 118,000 square feet."Once complete, the project will be Maui’s highest-quality industrial space and have a longer useful lifespan than any property of this type on the island," Kidani said. "... R.D. Olson Development will deliver the space as a shell or turnkey with tenant improvements, subject to terms and conditions."According to Kidani, the project and building will accommodate a range of uses, including warehousing, logistics, light industrial work, cold storage and office."In addition, its location and frontage along the main road to Maui Kahului Airport will offer tenants high visibility and excellent access," he continued. "The high quality and critical amenities of the Maui Airport Industrial project will allow for maximum efficiencies and benefit each tenant’s ability to service clients and improve their bottom line."Kidani said, too, that the project has attracted the interest of "many businesses who are excited for this unique opportunity and highly anticipating its completion."Dustin Schmidt, vice president of real estate for project developer R.D. Olson Development, said in an email to PBN that the project is expected to take just over a year to complete. It's also anticipated that some, if not all, of the tenant improvement work will be underway by that time as well.

New Kahului warehouse to break ground in Q4A new warehouse facility in Kahului – construction of which is expected to be finished in the first quarter of 2025 – will bring Class A commercial and industrial space to the Valley Isle.The project, Maui Airport Center, is a concrete tilt-up construction and will feature a large solar array; 12 "high dock" loading docks; 10 "grade level" loading docks; flexible office buildout; heavy power; ESFR, or early suppression fast response, sprinklers; and "high visibility" building signage, among other features, according to materials provided by CBRE, which is marketing the facility.Located at 640 Haleakala Highway, Maui Airport Center, which is being developed by R.D. Olson Development, will have two buildings and offer a number of flexible uses."What we envision with the Maui Airport industrial project does not exist on Maui, only on Oahu. It's now time for [Maui] to have a Class A industrial product," Laren Eustace, an associate with CBRE's Industrial and Logistics Group, said in emailed responses to questions from Pacific Business News. "The property is extremely rare and almost impossible to replicate. It offers the most strategic location. "Eustace said, too, that all approvals are in place for a potential buildout of 136,000 square feet. "A Class A product like this has never been developed at the Kahului Airport, where it makes the most sense to be located," he continued. "The property is also a short 1.5-mile direct route from the Kahului Harbor, where all other goods come into Maui. This property is completely unique in the market."The project received Special Management Area approval from the Maui Planning Commission in April and is scheduled to break ground later this year, Eustace said. According to Eustace, it has been a decade since a comparable product with similar amenities was built in the Kahului and Wailuku market, and that building has been 100% leased since it was built."Demand is strong and Maui is even more underserved with high quality Class A logistics/warehouse product," Eustace said. "Maui is already a tight market with consistent occupancy of around 98%, but what R.D. Olson will deliver is rare and will make an impact on the demand."A first-quarter industrial report from CBRE noted that industrial availability on Maui declined to 1% in Q1. With approximately 8.73 million square feet of net rentable area, the Valley Isle accounts for 16% of the state's industrial market distribution, the report noted. Leasing is now underway. According to Eustace, unit sizes are flexible on a first- come, first-serve basis, with sizes ranging from 3,000 square feet for a single unit, up to 136,000 square feet if a tenant were to take the entire project, including mezzanine office spaces.
